Spring is commonly known as the season of rebirth, renewal and re-growth. To keep your home looking young and lively, regular maintenance is ideal before the spring and summer months. Winter weather can be brutal on the exterior of your home but so can the regular use on the interior.
We have provided a few of the top spring maintenance tips. Small fixes and annual repairs can go a long way when protecting your home.
Interior:
- Air Conditioning – Turn on your system and adjust registers to confirm cold air is blowing. Remove any obstructions and make certain the air conditioner compressor is level and clear of debris. Be sure to turn a humidifier off and adjust dampers to summer.
- Doors – Inspect all exterior door thresholds and adjust as necessary to maintain a good seal and smooth operation.
- Cracks – Inspect for drywall cracks and trim separating from the wall, as a result of shrinkage damage.
- Basement Drain – Pour a quart of water down the basement floor drain along with a bottle of mineral oil to prevent odor as the water in the pipe evaporates.
Exterior:
- Lawn and Landscaping – Establish a regular maintenance schedule and adjust your sprinkler system for early season conditions.
- Gutters – Clean out gutters and point down spouts and splash blocks away from your home.
- Exterior problems – Check exterior paint and stain surfaces for flaking or cracking, inspect ornamental iron for rust and exterior caulk for missing sections.
- Windows – Wash windows and screens, clean weep holes and lubricate tracks.
- Cracks in Concrete – Check porches, walkways and the driveway for cracks and disintegrating expansion joints. Caulk cracks to shed moisture and remove and install new expansion joint material.
- Insects – Spray for insects and check for termites, especially near piles of firewood.
- Well – Have the water quality of your private well tested.
