Hayden Homes loyalists, admirers and newcomers will soon be able to enjoy Hayden quality and a small town, urban lifestyle in a condominium in the historic city of Kirkwood – the first planned suburb west of the Mississippi, which after its establishment in 1853 became a popular place for summer homes away from the city.
Hayden Homes, Mike Hejna and Gordon Gundaker have teamed up for the exciting new condominium community downtown, off Kirkwood Road between Monroe and East Clinton, or more importantly Cold Stone Creamery and Einstein Bros Bagels. The building, inspired by the mid-rise residential blocks of many European cities, will feature four stories, 96 condominiums and a beautiful central courtyard. Owners will enjoy a pedestrian lifestyle at Kirkwood Place, which will be within easy walking distance of restaurants, salons, banks, shopping, churches, schools, recreation, a grocery store, the farmers’ market, post office and more.
“The location of Kirkwood Place is vibrant, convenient and private,” said Dennis Hayden, president of Hayden Homes. “The residences and amenities are designed to effectively use this location to provide wonderful homes and carefree living for many residents of St. Louis who choose to make Kirkwood Place their next home.”
With condominiums ranging from about 1,350 square feet to almost 2,900 square feet, there will be room for singles, couples with children, empty nesters and retirees. The building comprises seven types of units. The Courtyard Patios will feature courtyard views and landscaped patios on the main floor, while the Courtyard Terraces boast views of the courtyard from floors two, three and four. The Courtyard Penthouses will have views of the courtyard from the top floor. The Boulevard Patios and Boulevard Penthouses will feature views of Kirkwood Road. All Avenue Terraces will have a view of Taylor, Monroe and East Clinton. The condominium building will have elevators; living spaces within the condominiums are designed for single-level living. Prices are expected to begin in the upper-$300,000s and go up to more than $700,000. The condominium building will have two levels of heated underground parking. Owners and their guests will have access to many amenities at Kirkwood Place, such as a private terrace or patio overlooking the landscaped courtyard or surrounding urban landscape, exercise facility, community room with patio and outdoor fireplace, and a pool. Additional amenities are being considered.
“All common spaces for the condominiums are comfortably luxurious. Well- planned elevator locations enhance privacy, security and convenience. A first-class exercise facility with news and entertainment will provide a convenient and interesting way to stay fit with friends. And, a graciously-sized and well-appointed party room with kitchen will be available for community functions as well as for the residents’ private parties,” Hayden said. “The European-style courtyard and lushly landscaped outdoor patio, fireplace and pool provide club-like atmosphere for all residents. Gated entries with security systems are designed to provide access, security and convenience for all residents and guests,” Hayden continued.
The landscape architect is Matt Moynihan & Associates and Site Development Engineering is the civil engineer. The architect for the project is Saur & Associates, who have tried to create a European-style building that still looks at home in Kirkwood.
“The exterior architecture with its use of masonry and expansive windows is a sophisticated interpretation of the Romanesque and Victorian architecture prominent throughout the historic city of Kirkwood.” Hayden added.
Hayden expects to begin accepting reservations by early April and plans to break ground for Kirkwood Place in late summer. The first closings could be late 2007 or early 2008.
